Emerald City Associates acquired this distressed asset in May of 2025 ($57k/unit) by working directly with the seller and previous lender to ensure a smooth loan-assumption that avoided foreclosure, which benefited each party.  This surprisingly stable asset ran into CAPEX challenges in the few years' pre-takeover, so the business plan is to simply put a solid CAPEX plan to reduce expenses and increase value. 


Montgomery, AL is the capital of Alabama and a market that ECA has heavy presence in (>1,000) so this portfolio will benefit for our market expertise and overall strength of our local teams.
