This Alabama portfolio is comprised of six different complexes for a total of 384-units mostly throughout Etowah County, Alabama. All properties are within reasonable distance to each other in fast growing, low supply markets in northern Alabama. With an average build of 1990, these Class B properties come equipped with pools, tennis courts, community grounds, leasing offices, and much more - by far the nicest assets in the area. In our ownership, we have heavily improved the interiors of the units (granite countertops, stainless appliances, LVP flooring) to match the exteriors / amenities that are top tier.
Purchased in May 2024 at a strong cost basis of $80K/door, we have been able to push average rents by >60% and significantly reduce expenses - which allowed us to cash out refinance the portfolio and provide back >40% of investor capital.
